An Ordinance Approving a Minor Change to the existing Special Use Permit for a Planned Unit Development - Final Development Plan (Ordinance No. 23-1889) for 17SHOALS Inc.

WHEREAS, NR 1 Transport Inc. (hereinafter referred to as “Previous Owner”) received approval of a Special Use Permit for a Planned Unit Development - Final Development Plan, Ordinance No. 23-1889 (hereinafter referred to as “Existing PUD”) for the development of a truck repair facility on the property known as 1385 N. Joliet Road, consisting of 3.9 acres (hereinafter referred to as “Subject Property”); and 

 

WHEREAS, 17SHOALS Inc. (hereinafter referred to as “Buyer”) is in the process of acquiring the Subject Property from the Previous Owner and is proposing a transport trailer dealership and has requested a Minor Change to the Existing PUD to occupy the Subject Property for sales of new and used trailers and equipment, parts and service, with accessory uses.

 

WHEREAS, the Buyer has submitted a narrative of the proposed use and company overview; and,

 

WHEREAS, the Village Board of Trustees may approve minor changes to the Existing PUD which do not change the concept or intent of the Existing PUD; and,

 

WHEREAS, said request for a Minor Change to the Existing PUD includes the following exhibits:

                      Exhibit A, including the memo to the Village of Romeoville, dated November 21, 2025 and accompanying Power Point presentation entitled “Romeoville Facility Proposal,” dated November 20, 2025; and

 

WHEREAS, said request has met all the procedural requirements of the Village of Romeoville, Village Board of Trustees, Planning & Zoning Commission, Development Review Committee, and the Code of Ordinances, as amended; and,

 

WHEREAS, said request meets with the approval of the Village of Romeoville and hereby authorizes Buyer to proceed according to the Development Regulations, Zoning Code and various requests made by the Development Review Committee, Planning & Zoning Commission, and Village Board of Trustees.

 

NOW, THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES FOR THE VILLAGE OF ROMEOVILLE, WILL COUNTY, ILLINOIS:

 

Section 1:                     That the above recitals and referenced reports are hereby incorporated and made a part of this Ordinance.

 

Section 2:                     That the exhibits and M-2 zoning previously granted under Ordinance No. 23-1889 remain in full effect.

 

Section 3:                     That sales of trailers, equipment and parts are permitted as part of the Buyer’s proposed dealership operations at the Subject Property.

 

Section 4:                     That approval of the Special Use Permit for a Planned Unit Development - Final Development Plan is hereby granted by the Village, in which the Village President is hereby authorized to sign, and the Village Clerk attest thereto, that the said General Development Plan has met all the requirements as herewith attached and is authorized to proceed at the site legally described as follows:

 

LOT 3 IN BLUFF POINT, BEING A SUBDIVISION OF PART OF THE SOUTHEAST 1/4 OF SECTION 23, TOWNSHIP 37 NORTH, RANGE 10 EAST OF THE THIRD PRINCIPAL MERIDIAN ACCORDING TO THE PLAT THEREOF RECORDED AUGUST 2, 2005 AS DOCUMENT NUMBER R2005-129864 IN WILL COUNTY, ILLINOIS.

Section 5:                     That the approvals contained within this ordinance are contingent on the Developer’s compliance with all applicable Village ordinances and outstanding staff comments. 

 

Section 6:                      That this Ordinance shall become effective upon its passage, approval and publication as provided by law.
